Used Rosverbouw for the renovation of our property in the Statenkwartier, The Hague. Our experience is very bad and our recommendation to anybody considering using Rosverbouw is to look for another contractor.
Our experience can be summed up as follows:
- expensive (we know now), above +30% compared to market prices
- slow in delivery and execution, +30% compared to agreed timeline
- project management and crew management extremely poor and sloppy
- payment schedules do not follow project execution timelines. He is slow but payments have to follow original timeline. Slowing down payments will lead to confrontation although it is perfectly in your right to do so
- he assumes decision authority and claims approved additional work where none was given
- he will charge for this work although value of work has never been quantified nor approval sought
- if you refute the additional work or the payment, he will sue (he did in our case)
- quality of (finishing) work is bad and in particularly: carpentry and electrical works
- he simply doesn't deliver all contractually agreed items
- in case of refuted bills, he will not deliver warranty, until you have paid
In conclusion: please look for another contractor
